So almost two months into 2008 I have managed to cross off two of my resolutions of things to do in Orlando, Florida. First off Gatorland Zoo. My husband and I took our daughter there about a month ago and it was so much fun. I have never seen so many types of alligators from all over the world. My four year daughter even decided that she wanted to hold an alligator!! I was so proud of her for that (being that my husband and I were both scared to hold it)! We had a lot of fun and it truly is a great place to take your family.
The second activity I got to cross off is the canoe ride up the wekiva river. My husbands friend had set us up with this company where you rent and dock your canoe at their location, then you travel northward for about 4 hours and then you call a van to pick you up at the end point. It was crazy. So many times you feel so alone out there in the middle of nowhere. But it was so peaceful. We had so much fun seeing alligators, snakes, birds, otters, fish; you name it! It was cool to see the animals in their own habitat. But make sure you take a cushion, by the end of the trip my booty was hurting from sitting on the metal bar for soo long!!

Even though all the economists are constantly surveying the current housing market, it truly is a Buyers Market. Now is the time for buyers to consider their first home, second homes or considering moving closer to their job location. There are several factors that make this such a great buyers market.
One is the Quantity of homes! Not only are there existing homes, but construction companies have not stopped. There are so many houses out there to choose from that a buyer can be as picky as they want. A Buyer does not have to settle like they might have done in 2005. Now a days they can make sure they like the location, like every aspect of the house or build one they want. The reason most of this is possible is because of factor number 2…..
Motivated Sellers!! Sellers are just content with showing their house to someone that they are more willing to be patient; allowing time for buyers to get any or all inspections they wish, allowing room in contracts for repairs and most importantly… our Motivated Sellers are willing to entertain offers below asking price. This allows the Buyer to really shop around.
Another factor is even though all the banks and mortgage companies have discontinued use of of various mortgage programs. The standard ones have remained. For first time homebuyers, the FHA is always (and will most likely) be the one to choose from. And as always the conventional loan is always a good way to start.
